The Decade a House Was Built Still Matters Today
Ask us to plan an HVAC retrofit on a Bel Air or Holmby Hills property, and one of our first questions is when the house was originally built. Not because we are curious about history, but because the decade a home went up shapes almost every decision that follows: wall construction, attic access, electrical capacity, and whether the house was ever designed to carry ductwork in the first place. Older homes typically carry less attic and wall insulation than current standards call for, since insulation requirements have changed considerably since these houses were built. This matters for a retrofit because a system sized without accounting for the actual heat loss and heat gain of an under-insulated older envelope will underperform no matter how good the equipment is. We factor the home's era into load calculations rather than assuming every house of a given square footage needs the same size system.
