Hvac replacement cost in a large Bel Air home is not one number. Most estates run several systems, each with its own age, size and access. You pay for each one, and you can often spread the work over time.
This page shows what moves the price, how phasing works and what a written quote should show.
Why estate systems are priced system by system
A small house has one furnace and one air conditioner. An estate may have three, four or more air handlers, plus a mini split in the pool house. Each is sized to its own part of the home.
So you do not ask for the cost of the house. You ask for the cost of each system. What moves each price:
- The tonnage the load calls for.
- Whether the equipment is a split system, a package unit or a mini split.
- Ductwork that can be reused or must be rebuilt.
- How hard it is to reach the indoor and outdoor equipment.
- Permit and testing work.
For one item, a new SEER2-rated system starts around $5,000 installed, depending on tonnage and access difficulty. Estate work lands above that starting point once you add size and access, which is why we quote each system on its own.
Phasing replacements across several units
You do not have to replace everything in one summer. Many owners replace the oldest or most failure-prone unit first, then move to the next.
A phased plan usually looks like this.
| Phase | What goes in | Why |
|---|---|---|
| First | The unit that fails most often | Stops the repeat repairs |
| Next | Units close behind in age | Spreads the cost |
| Last | Newer units and add-ons | Matched to what is left |
Phasing keeps the house comfortable while work goes on, and it lets you budget one system at a time instead of facing every bill at once. It also lets you pick matching equipment so the new systems work together. Repair stays on the table for any unit that is worth keeping. See AC installation and heating installation for the work itself.
Access, crane lifts and hillside equipment pads
Bel Air access shapes the quote. Gated entries need clearance before a crew arrives. Narrow, steep driveways limit what a truck can carry. Some units sit on roofs, on slopes or behind landscaping.
Where equipment cannot be carried by hand, a crane lift may be needed. Hillside pads may need to be built up or leveled. These are labor and equipment costs, and they vary by address. We look at each site before we write the number, so the quote reflects the real route to your equipment and not a guess. Read more on Bel Air service.
LADBS permits and Title 24 testing
Replacing a furnace, heat pump, AC or ductwork in California is permitted work. In Bel Air, the permit comes from LADBS, the Los Angeles Department of Building and Safety.
Title 24 Part 6 is California's energy standard. Depending on the scope, it can require duct sealing and a duct leakage test, checked by a third-party HERS rater who is not the installer. New residential split systems now use lower-GWP refrigerants such as R-454B or R-32. Permit, testing and refrigerant all belong in the quote.
What a phased written quote looks like
Ask for the quote in writing before any work starts. It should list:
- Each system by location and age.
- The equipment proposed for each one.
- The scope for ducts, pads and access.
- Permit and testing items.
- The phase each system belongs to.
You then see where your money goes and can approve one phase at a time. For a guest house or an add-on room, a ductless mini split may be the simpler fit.
FAQ
How much does it cost to replace the HVAC in a large home?
It depends on how many systems you have and their size, access and ductwork. A new SEER2-rated system starts around $5,000 installed, depending on tonnage and access difficulty. We write the full quote before work starts. Can I replace one system now and the rest later?
Yes. Phasing is common in multi-system homes. We plan the order so the new equipment works with what stays.Do I need a permit?
Yes. Replacing AC, furnaces, heat pumps or ductwork is permitted work in California. In Bel Air, LADBS issues it.Will you repair a unit instead of replacing it?
Yes. Repair callers are welcome. If a system is worth keeping, we say so.What is a duct leakage test?
It checks how much air escapes from the ducts. Depending on the scope, Title 24 can require it, done by a third-party HERS rater.Book a walkthrough
